The Office. What Next? Where do the lawyers fit in?

“In the office you’re one bad coffee away from a one-star review,” this was, according to a luxury residential and office brand expert, at a fireside chat at MIPIM this year.

As Chair of the BCO Customer Experience Committee and a seasoned office lawyer, I appreciate first-hand just how quickly the commercial real estate market is changing within the office sector.

There are now more options for occupiers than ever before. Traditional leases, managed spaces, flexible solutions and increasingly sophisticated workplace models are all competing for attention. At the same time, expectations are shifting towards a more considered, human-first and experiential approach to the office.  With proposed changes to the security of tenure provisions and a ban on upward-only rent reviews, the legal landscape is quickly following suit with these market changes.

Legal advice must keep pace with this nuance. This advice goes beyond AI’s capabilities because it is the lived professional experience that forms the basis of advice clients can trust.

That’s where REsource comes in.

Greenwoods wanted to create something different. A service entirely designed around the client and the way they operate.

It’s a subscription model that offers a named specialist lawyer who understands the client’s business, its portfolio, objective and appetite for risk.  There is no starting from scratch for every query, opening a new file every time a question arises or a lengthy onboarding process before the work can begin.

We try to avoid lengthy letters of legal advice in favour of succinct commercial opinions. A client just needs to know – Can I do this? What’s the risk? What should I do next?

For occupiers, that might mean a quick view on a lease provision, a break notice, a tenant request on how best to structure a new letting. For owners and investors, it might mean sense-checking a proposed approach or heads of terms before a deal moves too far down the line to ensure longer term profitability and viability.

We wanted REsource to work in that space, providing specialist legal advice without the hassle traditionally associated with accessing lawyers and their chargeable hour!

The office is no longer simply a building. It is an experience. Occupiers increasingly expect quality, service, flexibility and EASE of use. We want the legal support sitting behind that experience to reflect the same ambition.

For less chasing and more doing, please get in touch.
