Thomas has extensive experience in an array of property litigation matters, acting for both landlords, tenants and operators across both the commercial and residential sectors. Thomas advises on commercial lease renewals, forfeiture, service charge and rent arrears recovery, enforcement of lease covenants, and possession proceedings, as well as residential tenancy issues. He has particular expertise in telecoms matters, having acted for one of the UK’s largest network operators and, more recently, for site providers. His approach is strategic, pragmatic and calm, focusing on achieving commercial solutions while helping clients manage risk and avoid future disputes, ensuring their property assets remain protected and productive, whether they are landlords or tenants. He is approachable and technically astute.

Thomas has extensive experience advising on a broad range of telecommunications matters, acting for both operators and site providers under the Electronic Communication Code and the Landlord and Tenant Act 1954. His work spans access disputes, lease renewals and the development and management of telecommunications sites across the UK.
Earlier in his career, Thomas acted for some of the country’s largest operators, assisting with the roll out and expansion of national networks. He managed cases involving applications to the First Tier Property Tribunal to obtain access for surveys, negotiating agreements to install new masts and advising on the renewal of existing site leases.

 

More recently, his focus has shifted towards representing site providers. He advises landowners and developers on resisting applications from operators seeking to install new equipment on their land and on strategies to remove operators already in situ. His experience includes advising on the full lifecycle of telecoms sites – from initial access requests to termination and removal proceedings – helping clients protect their property interests while managing risks cost effectively.

Having acted for parties on each side of the coin, he brings a strategic and balanced perspective to his work. His deep understanding of the Electronic Communications Code enables him to anticipate the approach of the other side and deliver solutions which align with his client’s commercial priorities while navigating the evolving legal landscape.
