Three is the magic number for Commercial Real Estate this September

Richard Hughes, Callum Leary and Kieran Rodda joined Greenwoods on 7 September. Richard and Callum as Partners, Kieran as a Senior Associate. All three are commercial real estate lawyers, all three are in London, and all three come from Moore Barlow, where Richard led the commercial property team.

Three people who could have gone anywhere separately chose to come here together. What they bring is range: institutional investment and portfolio work, transactional volume across hospitality, leisure, retail and offices, and the property side of corporate deals.

Alex Hutchings, Head of Real Estate, said: “Richard, Callum and Kieran are brilliant commercial property lawyers, and their experience and expertise complement and enhance our current Real Estate offering. Richard has run a practice. Callum has ten years of transactional experience, and Kieran has been a key figure in the team over the past three years. I am glad they have joined at what is already a busy time for us, and together we are going to make Greenwoods’ Real Estate a name people know.”

What they do

Between them, they cover almost all of your commercial property needs.

Richard acts for entrepreneurial businesses and investors, corporate occupiers and family offices, where relationships, responsiveness and trust are as important as technical expertise. He has acted on some of London’s more prestigious office lettings and led on a £47.7M institutional disposal, and he is usually the person holding a complicated transaction together when several things have to happen in the right order.

Callum has spent over ten years transacting, for clients ranging from individuals buying a single building to global PLCs moving hundreds of millions. Acquisitions, management and disposals, mixed-use development, commercial leases for landlords and tenants, and the financing behind all of it. He is particularly recognised for his work in the future energy sector, including EV charging infrastructure, and previously led his firm’s Future Energy Business Development Team.

Kieran acts for individuals, UK and overseas corporates, developers, PLCs and corporate occupiers. Kieran comes with a proven track record of advising on acquisitions, disposals, leasing, corporate occupier work, asset management, development projects and corporate real estate across the hospitality, technology, infrastructure, retail and leisure, office and commercial investment sectors.

And a newer specialism

They also bring expertise in the future energy sector with a particular specialism in electric vehicle charging, which is a property question before it is an energy one. Every charging point needs a site, terms with the landowner, power connection rights, planning consent, and documents that still make sense when the site changes hands. Operators, landowners, local authorities and funders all need advice on it. Richard has written on the Public Charge Point Regulations and on the VAT treatment of public charging. Callum leads the future energy element of their practice and is highly regarded in the sector. His appointment as a judge at the 2026 EVIE Awards highlights his standing within it.

It is a growing market and one we intend to be known for. You’ll see us sponsoring categories at the EVIE Awards in November.

Richard Hughes said: “In addition to Greenwoods’ established values, what made this the right move is that Greenwoods is building something. There is a difference between joining a practice and helping shape one, and at this stage of my career I would rather do the second. The other reason is that the firm knows what it is trying to become and is willing to invest to get there. That is less common than it sounds.”

Callum Leary said: “The future energy sector is where a lot of my work sits, and it is moving faster than the legal market has kept up with. Greenwoods has the foundations to build a serious offering there, and I want to be one of the people building it.”

Rob Dillarstone, CEO, said: “Richard, Callum and Kieran take our Real Estate practice another step forward. Alex has a clear vision for the team and is steadily building towards it. And he’s not finished yet.”
